The Office Court Haus arch. Vlad Bașcă, Elena Bașcă Baska Architecture

Situated in Aroneanu, Iasi county, the Office Court Haus building is the architectural office’s answer to the client’s formulated demand: “ We own a 2500 sqm site, would it be possible for you to come up with a business idea in the form of a project that would include office spaces, an IT research center and four penthouse apartments of approximately 150-200 sqm, like a three floors building?”. Concisely requested, but with major potential, the client’s question turned into a challenge that the architectural office was very interested to take. After several meetings, urban documents analasys, Urban Zonal Plan (created by another architecture local office) a complex project theme arose, 3400 sqm surface of a building, underground Parking, semi Underground floor + 3 Floors, mixed-use functions, living, parking garage etc. The concept was influenced by the site’s area, vecinities but also it’s ties to the city of Iasi. Situated on the outskirts of Iasi, the site offers incredible views and sightseeing of the city, surrounding lakes and forests, Dorobant and Aroneanu. The vecinities consists of a residential development-houses which need complementary functions such as : commerce, co-working spaces, resting areas, playgrounds. The building’s dominant functions, office spaces and living were separately distributed, with separated access and no direct link, because of security, confort and functional reasons. With a 2065 sqm gross area, according to the urban documentation of the area, the building needed a large number of parking places, 40 to pe more precise, which were completely solved underground in favour of green areas and courtyards. The building volumetry is fairly simple, but not simplistic, with clear form but decisive intentions (a playful volumetric) that favour the site, offering countless visual experiences such as: the city of 7hills

Physically located in Bucharest and deeply placed in every coffee enthusiast’s heart (architects are no strangers to it), the interior design of Alt Roastery coffee roasting place, was from the start a project for which the architecture office worked with a guilty dose of enthusiasm. The project theme was clear from the get go in our minds despite the constant efforts of our clients to offer all specific details for which we were more than grateful along our collaboration. Being the client’s close-to-heart project for many years, who by the way are masters of the coffee mantra (they also own a quite succesful coffee shop to which we gladly return) the project theme was clarified from the start and it sounded like: „C: We want to build a coffee roastery! A: Did you choose a roasting machine? C: Yes, we did, it’s this one!”. As briefly stated in the short dialogue, the roasting machine it’s the main protagonist of this interior design and thoroughly dictates the design style for the entire space. Among all details of the complex machinery, the roaster and the more complex roasting process of green coffee beans, the aproximate 80 sqm area had to include a minimum space for serving coffee and seating area: „coffee must be savoured!”. That being said, the interior concept came as naturally: we placed the roasting machine closer to the street to capture the interest of curious visitors, we organized the mini-bar and we created a space meant for serving and seating. Functionally wise, half of the interior space had to be given to special storage rooms necesary to the preparing process, beans sorting, bean bags storage green/roasted, packaging area, restrooms and toilletes. Three times “heart”- the center of life, the core soul of space and
life has been the key aspect for the interior design concept of a
three-room apartment situated near Politehnica Park, Bucharest. The
process of maximizing profits and respecting the POT and CUT spawned another, similar three-room apartment, designed by minimum space requirements imposed by the dwelling-law. Trying to fulfil and honour our client’s demands, the design resides in the quality of space, making it as efficient as possible. Low areas and the client’s wishes have dictated a flexible design, meant for easy reconversion to other functions such as office-studio, or air-bnb. Our attention was drawn to the “core” of the apartment in order to design it as studio composed by the living-area, dining and the kitchen-bar. The apartment center is represented by the generous living room, that encourages communication and common activities between family-members and friends. The cromatics are inspired by scandinavian design: neutral tones of grey of the couch/floor and the white walls are carefully tinted by the color pallete of books, of the oak bar, of the chairs and accesories as yellow-mustard, black but as well as wooden oak accents of the floor. The light system has been chosen similar to the other rooms, light spots, lamps and led lights, have the role of completing the design, by accompanying natural light which thankfully resides abundent filling the entire space.

Ludic apARTment, our design proposal for @deltastudio.ro 's smartluxury interior design competition was intended as an experimental design of mixing up several functions into a limited space. It is supposed to work as an experience cluster- based on a setup path that connected 6 spaces that showcase the promotion of several products: #keramamarazzi experience display, bookataria #franke , delta's book cluster, reader's den, movie nights #ditreitalia , #idealstandard lavatory.
